Our Process

We begin by identifying potential properties and performing an initial feasibility review. This includes evaluating parcel boundaries, zoning, conservation status, access, and general development potential. Early concept layouts are created to determine whether the property can support the intended lot configuration.
Once a property shows potential, we develop a preliminary layout for the project. This includes planning lot divisions, evaluating access points, and reviewing the concept with local jurisdictions to ensure the project aligns with county requirements and development regulations.
During the due diligence phase, TerraFirm coordinates with surveyors, soil scientists, and other professionals to gather the technical information needed to move forward. This includes boundary surveys, soil studies, and site analysis to confirm the feasibility of the proposed lot layout.
We coordinate with utility providers and local agencies to determine the availability and requirements for power, water, internet, and road access. This step helps ensure each lot can be served by the necessary infrastructure before development begins.
TerraFirm works with surveyors and local officials to prepare preliminary plats and obtain the necessary approvals for the project. This includes coordinating with county departments and, when necessary, state agencies for driveway permits, road approvals, and development permits
Once approvals are secured and the property is acquired, development begins. This phase typically includes clearing, road construction, driveway installation, utility coordination, and preparation of individual homesites.
Final work includes grading adjustments, infrastructure finishing, and preparing the property for sale or construction. At this stage, the lots are ready for builders or land buyers.
